Renner Architects, the developers of the
highly successful Waterfront Condominium project, have developed a new
condominium project on Milwaukee's premiere waterfront site - the Hansen
Storage facility located at 601 E. Erie Street in the Historic Third Ward
(effectively the end of the Milwaukee River just southwest of the Summerfest
grounds).
The project consists of 2 - 80 unit buildings, along with a marina, a fabulous swimming pool and clubhouse that
is perched out over the Milwaukee River, and commercial/retail space fronting
E. Erie Street. This site is Milwaukee's premiere waterfront site because of
the views out over the harbor, the river and Lake Michigan, and because it is a
uniquely peaceful and quiet area (especially for being so close to downtown),
and because of its southwesterly orientation.
Units have sold quickly.
However, we have one very high quality unit remaining:
- (1) Large two-bedroom, two-bath river view corner unit, 2200 sq ft. includes a private two-car garage and comes with a 75' boat slip, all for $815,000.
For more information call Chris Corley at (414) 273-6637 ext 130.

All units have their
own large private glass railed deck, typically 12-feet deep by 14 to 17-feet
wide!
The project has
the following advantages over the rest of the downtown condominium
market:
- VIEWS Views from all of The
Harbor Front's units (except for a few units on the second floor) are water
views. Most of the units have just spectacular views - either down the
river or over the harbor or up the river or toward East Town or across Charter
Wire and Summerfest to Lake Michigan.
- SWIMMING POOL AND CLUB HOUSE
The greatest amenity of The Harbor Front is its fabulous clubhouse and
pool that overlook the inner harbor and Milwaukee River - absolutely unique!
- RETAIL SPACE The
Harbor Front incorporates enough retail space to include a hair salon, a
dry-cleaning pick-up point, a combination wood fired pizza and
wine/cappuccino bar, specialty gifts or clothing shops and a full service restaurant. We have designed in two large vertical
shafts that run through the top of the building to accommodate ventilation so
the retail uses will not effect life in the units.
- DECKS All of the units
include a large deck that is constructed from galvanized steel parts, including
a tempered glass rail to cut down the wind on a cool evening and
internal drainage systems so that if you water your flowers, you do not water
the deck below. The deck surface itself is ironwood from Brazil - wood that
looks like mahogany but wears like iron. All of the decks include electrical,
water service, and a natural gas connection. All of the decks except for the
top floor include outdoor track lighting. These decks are like a backyard with
a lake view.
LAYOUTS
FOR TODAY'S LIFESTYLE Our units all include a kitchen/dining/entertainment
counter that is completely in tune with today's lifestyle, where the person or
individual(s) preparing the meal are the centerpiece of the party. Acceptance
of this concept has been almost universal.
The Harbor Front units are laid out to
accommodate large high definition television sets with surround systems and
black-out drapes if you need to darken the room.
The Harbor Front units
are outfitted with large walk-in closets/dressing rooms that provide a lot of
clothing storage space.
The Harbor Front's larger units include a large
master bedroom suite that includes a luxurious, spacious, well thought out
master bathroom.
All of the Harbor Front units are one-level units.
- LEVEL OF FINISH AND BEAM
CEILINGS All of The Harbor Front units include a very high level
of finish, including real 3/4" hardwood floor, high quality kitchen cabinets,
elaborate maple trim and maple panel doors, granite countertops and marble
bathrooms.
- PARKING The Harbor Front offers four
types of parking, all of which is spacious, easy to access and positioned in an
enclosed, well lit heated space:
- Individual nine-foot wide parking
spaces are $15,000.
- Individual nine-foot wide parking
spaces with a nine-foot wide by five-foot deep by full height storage locker
that is secured with its own overhead door and lock are
$18,000.
- Individual nine-foot wide parking
spaces with a nine-foot wide by five-foot deep open motorcycle storage space
with a window are $18,000.
- Enclosed garages: unit owners at The
Harbor Front can purchase approximately 22-foot wide private garages that are
secured by an automatic overhead door, that are each deep enough (approximately
24-foot deep) to accommodate not only a large car, but a work bench area for
boat repair, etc. Each garage has a window that looks out over the river and a
door that leads to an elevated walkway and stairs down to the boat slips.
- ACOUSTIC SEPARATION The
Harbor Front has been designed to provide the best acoustic separation between
units that we can possibly offer. The walls between the units are solid 12"
reinforced concrete. The structural floors are constructed of 12" precast
concrete planks. In addition, hardwood floors float above an acoustical mat.
- LOCATION The Harbor Front is
unquestionably thee premiere river front location in Milwaukee. The Harbor
Front is just a few blocks from the heart of the Historic Third Ward. The
lakefront in front of Summerfest, which is just one block away, is currently
being converted into a spectacular State park named Lake Shore State Park. It
is a very secure location and the orientation of the site and the building is
perfect with units that face the lake having full sunlight until about 2:00 PM
and units that face the river having full sunlight from 2:00 PM on.
- BOAT SLIPS boat slips are
available to The Harbor Front occupants to rent or purchase. More importantly, The Harbor Front's boat slips are located
immediately adjacent to the main channel and the outer harbor - there are no
bridges to open for tall boats or sail boats in order to get onto the lake.
Imagine - you get home at 4:30, by 4:45 you are on your boat, and by 5:00 PM
you are on the open water of Lake Michigan while some other guy is driving up
to Rhinelander. Time is very important to people.
